Outdoor Living Spaces in Atlanta, GA

Since 1995, Glazer Design & Construction has built custom outdoor living spaces across metro Atlanta: covered porches, outdoor kitchens, fireplaces, and screened rooms, fully permitted.

Atlanta Outdoor Living Spaces

Outdoor living spaces in Atlanta, GA are among the most requested additions Glazer Design & Construction builds, and Atlanta’s climate makes them one of the most practical. Metro Atlanta is usable outdoors for eight to nine months of the year. A well-built covered porch, screened room, outdoor kitchen, or fireplace structure extends that season and adds livable square footage that gets used daily, not just occasionally. Glazer has designed and built custom outdoor living spaces across Buckhead, Sandy Springs, Brookhaven, Druid Hills, Vinings, and surrounding Atlanta neighborhoods since 1995. Every outdoor structure is permitted through the appropriate City of Atlanta or county office, built to residential construction standards, and managed by a dedicated project manager from design through final inspection.

Looking for an experienced outdoor living contractor in Atlanta who handles design coordination, permitting, and full construction under one contract? That is how Glazer operates: one point of contact from the first consultation through the final inspection.

The components of an outdoor living space vary by lot, budget, and how you plan to use the space. The most common elements Glazer builds include:

Flooring Made for Atlanta

Outdoor flooring in Atlanta must handle heat, humidity, and light freezing without warping, cracking, or turning slippery when wet. Glazer lays composite decking, natural stone, porcelain tile, brick pavers, stamped concrete, and hardwood decks. The best material depends on your style, your structure type, and your lot drainage.

Shaded Roofs and Ceilings

A covered ceiling separates an outdoor space used year-round from one left vacant every Atlanta summer. A proper roof protects the space from heat and afternoon thunderstorms while ceiling fans keep it comfortable. Glazer creates permitted pergolas with roofing, roof extensions tied into the roofline, and freestanding pavilions.

Kitchens Made for Cooking

Outdoor kitchens in Atlanta have grown well beyond a built-in grill. Glazer builds complete kitchens with grills, smokers, side burners, refrigeration, wet bars, pizza ovens, and outdoor cabinetry. Granite, concrete, or porcelain counters handle heat and UV rays. Builds with gas or electrical hookups are permitted and inspected.

Storage Built Into Design

Storage built into the structure, under bench seating, in custom-built cabinetry, or in equipment enclosures, keeps the space functional without clutter. Glazer designs storage from the start instead of treating it as an afterthought. This matters most for pool equipment, outdoor audio and AV components, and cooking accessories.

Lounging and Dining Zones

Most outdoor living spaces in Atlanta require a dining area for seated dinners and a separate lounging zone for conversation and relaxation. Glazer coordinates the square footage and traffic circulation of both during design. On smaller properties, built-in seating that doubles as storage maximizes livable area without crowding.

Fire Features and Heating

An outdoor fireplace or gas fire pit extends an Atlanta outdoor living space into the cooler months, October through March, when evenings drop. Glazer constructs wood-burning and gas fireplaces, fire pits, and infrared overhead heaters for covered spaces. Fireplace structures and gas line connections are permitted and inspected.

Benefits Of An Outdoor Living Space

Personal Comfort and Daily Use

The real benefit of a well-built outdoor living space in Atlanta is that it becomes part of how you use your home every day, not just for parties. A covered porch with a ceiling fan and outdoor heater is comfortable for morning coffee from March through November. An outdoor kitchen means weekend cooking happens outside without constant trips to the indoor kitchen. Glazer designs outdoor living spaces around how clients actually live, not around how they look in a portfolio photo.

Increased Home Value

Outdoor living spaces are consistently among the features buyers look for in Atlanta’s higher-demand neighborhoods. In Buckhead, Sandy Springs, Brookhaven, and Vinings, a well-built covered porch, screened room, or outdoor kitchen is a genuine differentiator at resale and a signal that the home has been thoughtfully improved. The return depends on construction quality and how well the space suits the lot. Glazer builds outdoor structures to residential construction standards, not as decorative additions that deteriorate in three Atlanta summers.

Planning Outdoor Living Spaces in Atlanta, GA

Outdoor living spaces take more planning and permitting than most homeowners expect. Here is what to know before you start:

1

Permits and Inspections

Outdoor structures attached to the home, such as a covered porch, roof extension, or outdoor kitchen with gas or electrical hookups, require a building permit in most Atlanta-area jurisdictions. Glazer pulls each required permit and manages all inspections. Unpermitted structures cause problems at resale and with home insurance.

2

HOA Review Requirements

Many Atlanta neighborhoods, such as Buckhead, Sandy Springs, and Brookhaven, have HOA rules or design review requirements limiting the size, height, materials, and appearance of outdoor structures. Glazer identifies any rules that apply during planning, before any design work begins, so approvals never slow down your full build.

3

Project Timeline Ranges

A straightforward covered porch or pergola installation takes four to eight weeks once permits are approved. A complete kitchen with electrical, gas, and masonry work takes eight to sixteen weeks. Complicated projects can take longer depending on material delivery schedules. Glazer provides a realistic timeline at the beginning.

4

Site Condition Planning

Atlanta properties differ significantly in elevation, drainage, and tree coverage, which shape what can be built and where. A sloped lot in Druid Hills or Virginia-Highland requires different foundation planning than a flat lot in Sandy Springs. Glazer evaluates site conditions during the consultation, before proposing a design.

What is not to love about Randy and his team? I had a creepy unfinished basement that was transformed into a terrace level dream! Randy is well connected and works with the most skilled teams and will figure out a way around any problem you have. I had a few big challenges with my HVAC unit, load bearing beams and general layout, but Randy and his teams will find a way to make it work. I loved having Francois, the project manager, on site to bounce ideas off of and to make sure I wasn't trying to do something stupid. When you finish your basement, you will run into all sorts of things you didn't expect but what I loved is that nothing stood in Glazer Design's way! Nothing. They tackled everything with speed, efficiency and grace (I would have been cussing up a storm.) Shawna and April in the office are great with managing timelines and payment schedules. I loved working with the Glazer team and I highly recommend them for any project!

Frequently Asked Questions

How much do outdoor living spaces cost in Atlanta, GA?

Costs vary widely by scope. A basic covered porch or pergola addition typically starts around $20,000 to $40,000. A screened room with a finished ceiling and flooring commonly runs $30,000 to $60,000. A full outdoor kitchen with a built-in grill, refrigeration, countertops, and a covered structure ranges from $50,000 to $150,000 or more depending on materials and complexity. An outdoor fireplace or masonry fire pit typically adds $10,000 to $30,000. Glazer provides a written, itemized estimate before any work begins.

Do I need a permit to build an outdoor living space in Atlanta?

Yes, in most cases. Any outdoor structure attached to the home, including a covered porch, deck, roof extension, or outdoor kitchen with gas or electrical, requires a building permit from the City of Atlanta, Fulton County, or DeKalb County, depending on your address. Freestanding structures above certain size thresholds also need permits in most jurisdictions. Glazer pulls every required permit and manages all inspections. An unpermitted structure creates problems when you sell or file a homeowner’s insurance claim. For details, see the City of Atlanta Office of Buildings.

What is the best outdoor living space addition for Atlanta’s climate?

A covered structure with a ceiling fan and optional heating is the most functional investment for Atlanta’s climate. The roof protects the space from summer afternoon thunderstorms and intense UV exposure, while a ceiling fan and an infrared or gas heater extend the usable season into the cooler months. Outdoor kitchens, fireplaces, and screened rooms are often added to covered structures as secondary features. The right combination depends on how you plan to use the space and the size and layout of your lot.

Can Glazer build an outdoor kitchen in Atlanta?

Yes. Outdoor kitchens are among the most requested outdoor living projects Glazer handles in Atlanta. A full build typically includes a custom masonry or steel frame structure, built-in grill and cooking equipment, refrigeration and storage, outdoor-rated countertops, and a covered roof structure. Gas line and electrical work are coordinated with licensed subcontractors and permitted through the relevant jurisdiction. Glazer builds outdoor kitchens as standalone projects or as part of a full outdoor living space.

How long does it take to build an outdoor living space in Atlanta?

A covered porch or pergola addition typically takes four to eight weeks once permits are approved. A screened room runs six to ten weeks. A full outdoor kitchen with masonry, gas, and electrical work commonly takes eight to sixteen weeks. Complex builds involving a masonry fireplace, custom roof tie-in, and full kitchen can take longer depending on material lead times and permit turnaround. Glazer provides a realistic timeline during the initial consultation, not a best-case estimate that gets revised after work starts.

Does an outdoor living space add value to a home in Atlanta?

Yes. In Atlanta’s higher-demand neighborhoods, including Buckhead, Sandy Springs, Brookhaven, Vinings, and Druid Hills, a well-built outdoor living space is a genuine differentiator at resale. Buyers in those markets expect outdoor entertaining areas, and a finished, permitted space with quality construction stands out against homes without one. The return depends on build quality and how well the space suits the lot and the neighborhood’s price point. Glazer builds to residential construction standards so structures hold up rather than deteriorating after a few Atlanta summers.

Which Atlanta neighborhoods does Glazer serve for outdoor living spaces?

Glazer Design & Construction builds outdoor living spaces across metro Atlanta, including Buckhead, Sandy Springs, Brookhaven, Midtown, Druid Hills, Virginia-Highland, Vinings, Decatur, Dunwoody, East Atlanta, Roswell, Alpharetta, Marietta, and Avondale Estates.
