General Contractor in Roswell, GA

Since 1995, Glazer Design & Construction has served Roswell homeowners and businesses as a licensed general contractor, managing home renovations, kitchen remodels, bathroom remodels, and commercial build-outs from permit to final walkthrough.

Licensed General Contractor Serving Roswell, GA Since 1995

Glazer Design & Construction is a licensed general contractor serving one of north Fulton County’s most historically significant and residentially diverse cities. Roswell was incorporated in 1854, and its housing stock spans nearly two centuries: antebellum-era properties near the historic district, homes built in the 1930s through the 1960s throughout the city’s older neighborhoods, and a substantial volume of 1970s through 1990s construction in the subdivisions that expanded as the city grew. Many of these homes built between the 1970s and the 1990s are now 30 to 50 years old and are prime candidates for renovation. Glazer has been handling residential and commercial renovation work in Roswell and surrounding north Fulton County since 1995.

Glazer is registered with the Georgia Secretary of State (Control No. 0330108, Active/Compliance) and permitted through the City of Roswell’s Community Development Department. Roswell operates its own permit review and inspection process separate from Fulton County. Properties outside the city limits in unincorporated north Fulton County use the county’s permit office instead. Glazer determines the correct jurisdiction for your specific Roswell address before the first permit application is submitted.

Every Roswell project Glazer manages is run under a written contract with a named project manager on-site, permits pulled by our team, a milestone-based payment schedule, and a final walkthrough before the project is closed out.

General Contracting Services in Roswell, GA

Home Renovation in Roswell, GA

Home renovation in Roswell, GA means working with a housing stock that is more varied in age and character than most Atlanta suburbs. The 1970s and 1980s subdivisions that make up a large portion of Roswell’s residential base are now at the age where partial and full home renovations make strong financial sense: the bones are solid, the lots are established, and the finish-out is dated enough to require a full update to meet current buyer expectations and daily living standards. Glazer regularly handles whole-home renovation projects in Roswell that address exactly these conditions.

Home renovation in Roswell, GA handled by Glazer includes whole-home interior remodels, floor plan changes and wall removals, hardwood floor refinishing and installation, interior painting and millwork upgrades, basement finishing, attic conversions, home additions and second-story builds, outdoor living spaces, screened porches, and exterior upgrades. For projects involving structural changes, all work is permitted through the City of Roswell’s Community Development Department and inspected at every required stage.

Roswell’s historic district and some older neighborhoods have additional review requirements for exterior renovation work that affects the character of the property or street. Glazer identifies applicable restrictions during the initial site visit before any scope or design work begins, so projects that need additional approval are coordinated from the start rather than discovered mid-project.

Kitchen Renovation in Roswell, GA

Kitchen renovation in Roswell, GA is consistently one of the most requested services Glazer handles in north Fulton County. Roswell’s 1970s and 1980s homes have kitchens that reflect that era: closed layouts disconnected from adjacent living spaces, limited counter area and storage, dated cabinetry, and electrical infrastructure that does not support modern appliance loads. A kitchen renovation in these properties almost always involves both a finishes update and a layout change. Opening the kitchen to the living or dining area is the single highest-impact change in most Roswell kitchen renovation projects.

Kitchen renovation in Roswell, GA handled by Glazer includes full kitchen gut renovations, cabinet replacement and refacing, countertop installation (quartz, granite, marble, and other materials), kitchen island builds, open-concept conversions requiring wall removals, appliance upgrades coordinated with licensed electricians and plumbers, lighting redesigns, tile backsplash, and flooring. Every kitchen renovation in Roswell involving electrical work, plumbing changes, or structural modifications is permitted through the City of Roswell and managed through all required inspections.

Roswell’s resale market benefits from strong demand driven by the city’s quality of life, the Chattahoochee River recreation area, and the revitalized downtown Canton Street corridor. A kitchen renovation that reaches current buyer expectations in Roswell adds measurable value at resale. Glazer advises on which scope and finish decisions deliver the strongest return for the specific home during the initial consultation.

Bathroom Remodel in Roswell, GA

Bathroom remodeling in Roswell, GA follows from the same conditions as kitchen renovation. Older Roswell homes have small original bathrooms with dated tile, aging plumbing fixtures, single-bathroom configurations that no longer suit the household, and ventilation that does not meet current standards. The most common bathroom remodel requests Glazer handles in Roswell include full gut renovations of the primary bathroom, tub-to-shower conversions where soaking tubs go unused, additions of a second full bathroom where only one currently exists, and accessibility upgrades for homeowners planning to age in place in a Roswell home they have owned for many years.

Glazer handles the full bathroom remodel scope in Roswell: tile work (floor, shower walls, and accent tile), shower rebuilds and tub-to-shower conversions, vanity and cabinet replacement, countertop installation, mirror and lighting upgrades, exhaust fan replacement, plumbing fixture replacement, and flooring. Any bathroom remodel in Roswell involving plumbing changes, electrical upgrades, or structural modifications is permitted through the City of Roswell and inspected at all required stages.

For Roswell homeowners planning both a kitchen and bathroom remodel, Glazer coordinates both scopes under one contract and one project manager. This eliminates scheduling conflicts between overlapping trades and gives the homeowner a single point of accountability for the full scope of work.

Commercial Build-Outs and Renovations in Roswell, GA

Roswell’s commercial landscape includes the revitalized Canton Street corridor in the historic downtown area, commercial zones along Alpharetta Highway and Holcomb Bridge Road, retail and restaurant operations throughout the city, and office space serving north Fulton County’s professional community. Commercial build-outs, office renovations, restaurant renovations, and retail fit-outs in Roswell are a regular project type for Glazer alongside residential work.

As a licensed general contractor with commercial construction experience, Glazer manages the full commercial build-out scope: space planning assessment, permit submission to the City of Roswell’s Community Development Department, coordination with licensed commercial subcontractors across all trades, construction management, and coordination of all required commercial inspections through to certificate of occupancy. Commercial construction in Roswell is governed by the International Building Code as adopted by Georgia, not the residential code. Glazer works with licensed commercial subcontractors who hold the appropriate commercial trade licenses and has direct experience with the City of Roswell’s commercial permit review process.

For business owners evaluating a Roswell location, particularly in the Canton Street area or along Alpharetta Highway, Glazer can assess a commercial space before a lease is signed to identify any build-out conditions that would significantly affect the cost or timeline of the planned renovation.

What is not to love about Randy and his team? I had a creepy unfinished basement that was transformed into a terrace level dream! Randy is well connected and works with the most skilled teams and will figure out a way around any problem you have. I had a few big challenges with my HVAC unit, load bearing beams and general layout, but Randy and his teams will find a way to make it work. I loved having Francois, the project manager, on site to bounce ideas off of and to make sure I wasn't trying to do something stupid. When you finish your basement, you will run into all sorts of things you didn't expect but what I loved is that nothing stood in Glazer Design's way! Nothing. They tackled everything with speed, efficiency and grace (I would have been cussing up a storm.) Shawna and April in the office are great with managing timelines and payment schedules. I loved working with the Glazer team and I highly recommend them for any project!

Frequently Asked Questions

How much does a general contractor charge in Roswell, GA?

General contractor fees in Roswell typically run 10 to 20 percent of the total project cost depending on scope and complexity. Kitchen renovations in Roswell commonly run $35,000 to $90,000 depending on kitchen size and the extent of structural changes. Bathroom remodels run $15,000 to $50,000. Whole-home interior renovations range from $70,000 to $300,000 or more depending on scope and finish level. Commercial build-outs vary significantly by space type and finish level. Glazer provides a written, itemized estimate after an on-site assessment.

Is Glazer a licensed general contractor in Roswell, GA?

Yes. Glazer Design & Construction is licensed and insured, registered with the Georgia Secretary of State (Control No. 0330108, Active/Compliance). Georgia law requires any contractor performing work over $2,500 to hold a valid state license. Glazer has operated as a licensed general contractor serving Roswell and surrounding north Fulton County neighborhoods since 1995. You can verify Glazer’s registration at ecorp.sos.ga.gov.

Does Roswell have its own building permit office?

Yes. The City of Roswell operates its own Community Development Department, which handles building permits and inspections for properties within the city limits. Properties in unincorporated north Fulton County outside the city limits use Fulton County’s permit office instead. Glazer determines which jurisdiction applies to your specific address during the initial planning phase and submits permits to the correct office before work begins.

Do I need a permit for a home renovation in Roswell?

It depends on the scope. Cosmetic work such as painting, replacing flooring, and updating fixtures for like-for-like typically does not require a permit. Any renovation involving structural changes, electrical upgrades, plumbing modifications, or mechanical work requires a building permit from the City of Roswell. Kitchen and bathroom remodels that move plumbing or upgrade electrical circuits require permits. Glazer assesses permit requirements during the planning phase and pulls every required permit on your behalf, managing all inspections from start to finish.

Does Glazer handle renovations in Roswell's historic district?

Yes, with the understanding that historic district properties require additional care in planning. Exterior renovation work on properties within or adjacent to Roswell’s historic district may be subject to review by the Historic Preservation Commission before permits are issued. Interior renovations are typically not subject to historic review. Glazer evaluates whether a property’s location triggers historic review requirements during the initial site visit and coordinates any required submissions alongside the standard permit process.

How long does a renovation project take with Glazer in Roswell?

Timeline depends on scope. A bathroom remodel in Roswell typically runs three to six weeks. A kitchen renovation runs six to twelve weeks depending on structural changes and material lead times. A whole-home interior renovation runs two to five months. Home additions take four to eight months from permit approval. Commercial build-outs vary by scope and permit turnaround. Glazer builds City of Roswell permit lead times into the project schedule before work starts so the overall timeline is realistic from day one.
