General Contractor in Decatur, GA

Since 1995, Glazer Design & Construction has served Decatur homeowners as a licensed general contractor, managing home renovations, kitchen remodels, bathroom remodels, and new construction from permit to final walkthrough.

Licensed General Contractor Serving Decatur, GA Since 1995

Glazer Design & Construction is a licensed general contractor with active project experience across one of metro Atlanta’s most architecturally distinctive residential cities. Decatur was founded in 1823 and its housing stock reflects that history: Craftsman bungalows, American Foursquare homes, ranch-style properties, and mid-century builds that are among the most characterful in the DeKalb County area. These older homes are strong candidates for renovation, and Glazer has been handling exactly these projects in Decatur and surrounding intown DeKalb County neighborhoods since 1995.

Glazer is registered with the Georgia Secretary of State (Control No. 0330108, Active/Compliance) and permitted through the City of Decatur’s Planning and Community Development Department. Decatur operates its own permit review and inspection process, separate from DeKalb County. Properties just outside the city limits may fall under DeKalb County’s Building and Development Services instead. Glazer determines the correct jurisdiction for your specific Decatur address before the first permit application is submitted.

Every Decatur project Glazer manages is run under a written contract with a named project manager on-site, permits pulled by our team, a milestone-based payment schedule, and a final walkthrough before the project is closed out.

General Contracting Services in Decatur, GA

Home Renovation in Decatur, GA

Home renovation in Decatur, GA means working with some of the most distinctive older housing stock in metro Atlanta. Craftsman bungalows along the streets near downtown Decatur, American Foursquare homes, ranch-style properties throughout the city, and mid-century builds throughout the Oakhurst and Winnona Park neighborhoods all present renovation opportunities that require a contractor who understands how older homes are built and what their specific conditions require. Glazer has been renovating homes in Decatur since 1995 and brings that experience to every project assessment.

The most common home renovation requests Glazer handles in Decatur include whole-home interior remodels, floor plan changes and wall removals, hardwood floor refinishing and installation, interior painting and millwork upgrades, basement finishing, home additions, outdoor living spaces, screened porches, and exterior upgrades that preserve the architectural character of older Decatur homes. For projects involving structural changes, all work is permitted through the City of Decatur’s Planning and Community Development Department and inspected at every required stage.

Decatur’s historic character and active neighborhood associations mean that exterior renovation work in some areas requires additional review before permits are issued. Glazer identifies applicable restrictions during the initial site visit before any scope or design work begins, so renovations that need additional approval are coordinated correctly from the start.

New Construction in Decatur, GA

New construction in Decatur, GA is less common than renovation given the city’s established character and limited vacant lots, but teardown-rebuild projects and infill construction do occur, particularly on lots where existing structures have reached the end of their useful life. Glazer manages both ground-up builds on vacant or cleared lots and new construction additions that expand an existing Decatur home’s footprint significantly enough to function as a partial new build.

As a licensed general contractor with experience in new construction across intown DeKalb County, Glazer manages the complete process: lot evaluation, zoning and setback review specific to City of Decatur zoning codes, architectural coordination, permit submission to the City of Decatur’s Planning and Community Development Department, foundation through framing, mechanical systems, finish-out, and final certificate of occupancy. New residential construction in Decatur requires a building permit from the city’s permit office. Glazer submits complete, code-compliant packages and manages all required inspections from start to certificate of occupancy.

Decatur’s zoning codes include specific provisions for infill construction that are designed to maintain compatibility with the city’s existing architectural character. New construction on a Decatur lot that does not account for those provisions before permit submission creates redesign costs and timeline delays. Glazer evaluates applicable zoning requirements during the lot assessment phase before any design or budget work begins.

Kitchen Renovation in Decatur, GA

Kitchen renovation in Decatur, GA is one of the most impactful investments available to homeowners in this city. Decatur’s older homes (Craftsman bungalows, Foursquare properties, and mid-century ranch homes) were built with small, closed kitchens that reflect the era’s approach to domestic space rather than how Decatur homeowners cook and entertain today. The kitchens in these homes are typically compact, disconnected from the living space, and short on storage and counter area. A well-executed kitchen renovation in Decatur addresses all of these conditions while preserving the architectural character that makes the home worth renovating in the first place.

Kitchen renovation in Decatur, GA handled by Glazer includes full kitchen gut renovations, cabinet replacement and refacing, countertop installation (quartz, granite, marble, and butcher block), kitchen island builds, open-concept conversions requiring wall removals, appliance upgrades coordinated with licensed electricians and plumbers, lighting redesigns, tile backsplash, and flooring. Every kitchen renovation in Decatur involving electrical work, plumbing changes, or structural modifications is permitted through the City of Decatur and managed through all required inspections.

For Decatur’s older homes, kitchen renovations that open the floor plan require careful structural assessment. Many Craftsman and Foursquare homes have load-bearing walls in locations that would otherwise be obvious candidates for removal. Glazer assesses the structural implications of every proposed layout change during the planning phase, not after demo has started.

Bathroom Remodel in Decatur, GA

Bathroom remodeling in Decatur, GA follows from the same conditions as kitchen renovation. Older Decatur homes typically have small bathrooms with original tile, aging plumbing fixtures, inadequate ventilation, and in many cases a single bathroom that no longer meets the household’s needs. The most common bathroom remodel requests Glazer handles in Decatur are: full gut renovations of the primary bathroom, tub-to-shower conversions in homes where soaking tubs go unused, addition of a second full bathroom where only one exists, and accessibility upgrades for aging-in-place needs.

Glazer handles the full bathroom remodel scope in Decatur: tile work (floor, shower walls, and accent tile), shower rebuilds and tub-to-shower conversions, vanity and cabinet replacement, countertop installation, mirror and lighting upgrades, exhaust fan replacement, plumbing fixture replacement, and flooring. Any bathroom remodel in Decatur involving plumbing changes, electrical upgrades, or structural modifications (including adding a bathroom where one does not currently exist) is permitted through the City of Decatur and inspected at all required stages.

For Decatur homeowners planning both a kitchen and bathroom remodel, Glazer coordinates both scopes under one contract and one project manager. This is significantly more efficient than managing separate contractors, eliminates the scheduling conflicts that arise between overlapping trades, and gives the homeowner a single point of accountability for the full scope of work.

What is not to love about Randy and his team? I had a creepy unfinished basement that was transformed into a terrace level dream! Randy is well connected and works with the most skilled teams and will figure out a way around any problem you have. I had a few big challenges with my HVAC unit, load bearing beams and general layout, but Randy and his teams will find a way to make it work. I loved having Francois, the project manager, on site to bounce ideas off of and to make sure I wasn't trying to do something stupid. When you finish your basement, you will run into all sorts of things you didn't expect but what I loved is that nothing stood in Glazer Design's way! Nothing. They tackled everything with speed, efficiency and grace (I would have been cussing up a storm.) Shawna and April in the office are great with managing timelines and payment schedules. I loved working with the Glazer team and I highly recommend them for any project!

Frequently Asked Questions

How much does a general contractor charge in Decatur, GA?

General contractor fees in Decatur typically run 10 to 20 percent of the total project cost depending on scope and complexity. Kitchen renovations in Decatur commonly run $30,000 to $80,000 depending on the size of the kitchen and the extent of structural changes. Bathroom remodels run $15,000 to $50,000. Whole-home interior renovations for Decatur’s older homes range from $80,000 to $250,000 or more depending on scope and finish level. New construction or major additions typically start well above those figures. Glazer provides a written, itemized estimate after an on-site assessment.

Is Glazer a licensed general contractor in Decatur, GA?

Yes. Glazer Design & Construction is licensed and insured, registered with the Georgia Secretary of State (Control No. 0330108, Active/Compliance). Georgia law requires any contractor performing work over $2,500 to hold a valid state license. Glazer has operated as a licensed general contractor serving Decatur and surrounding DeKalb County neighborhoods since 1995. You can verify Glazer’s registration at ecorp.sos.ga.gov.

Does Decatur have its own building permit office?

Yes. The City of Decatur operates its own Planning and Community Development Department, which handles building permits and inspections for properties within the city limits. Properties just outside the City of Decatur limits fall under DeKalb County’s Building and Development Services instead. Glazer determines which jurisdiction applies to your specific address during the initial planning phase and submits permits to the correct office before work begins.

Do I need a permit for a home renovation in Decatur?

It depends on the scope. Cosmetic work such as painting, replacing flooring, and updating fixtures for like-for-like typically does not require a permit. Any renovation involving structural changes, electrical upgrades, plumbing modifications, or mechanical work requires a building permit from the City of Decatur. Kitchen and bathroom remodels that move plumbing or upgrade electrical circuits require permits. Glazer assesses permit requirements during the planning phase and pulls every required permit on your behalf, managing all inspections from start to finish.

Can Glazer work on older Craftsman or bungalow homes in Decatur?

Yes. Older Decatur homes are a primary project type for Glazer. Craftsman bungalows, American Foursquare homes, and mid-century ranch properties all present specific conditions: original framing that differs from modern construction, plumbing and electrical systems that may need upgrading as part of renovation work, and structural configurations that require careful assessment before layout changes are proposed. Glazer’s project manager evaluates these conditions during the initial site visit and scopes the project around what is actually in the home, not what a floor plan suggests.

How long does a renovation project take with Glazer in Decatur?

Timeline depends on scope. A bathroom remodel in Decatur typically runs three to six weeks. A kitchen renovation runs six to twelve weeks depending on structural changes and material lead times. A whole-home interior renovation runs two to five months. Home additions take four to eight months from permit approval. City of Decatur permit review timelines vary by project type. Glazer builds permit lead times into the project schedule before work starts so the overall timeline is realistic from day one.
