New Construction in Brookhaven, GA

Since 1995, Glazer Design & Construction has managed new home construction across Brookhaven: from lot evaluation and permits through framing, finish-out, and certificate of occupancy.

Professional New Home Builders in Brookhaven GA

New construction in Brookhaven, GA involves a more complex approval and build process than most other Atlanta-area municipalities. Brookhaven operates its own Community Development Department separate from DeKalb County, with its own permit review, zoning enforcement, and inspection scheduling. Glazer Design & Construction has been building in Brookhaven and surrounding DeKalb County neighborhoods since 1995, long before Brookhaven incorporated as a city in 2012, and understands both jurisdictions.

Glazer manages the full new construction process in Brookhaven: lot evaluation, architectural coordination, permit submission to the City of Brookhaven’s building department, foundation through framing, mechanical systems, finish-out, and final certificate of occupancy. Every project is managed by a dedicated project manager under a written contract with a fixed scope and milestone-based payment schedule.

Whether you are building on a vacant lot in Ashford Park, replacing an existing structure in Lynwood Park, or developing on a lot near the Buckhead border, the starting point is a site assessment, not a commitment. Glazer evaluates the lot’s buildable area, zoning classification, setback requirements, utility access, and any tree preservation or stormwater requirements before any design or budget work begins.

New Home Construction in Brookhaven, GA: What Glazer Manages

Glazer’s pre-construction process in Brookhaven is built around one principle: start correctly, not fast. New construction in Brookhaven, GA is not simply a matter of building to plan. The neighborhood’s established sections (Ashford Park, Lynwood Park, Drew Valley, Skyland, and the areas along Peachtree Road and Lanier Boulevard) carry zoning rules that govern height, setback, impervious surface coverage, and allowable lot coverage, along with active HOAs in many sections that review exterior design before a permit is ever submitted. A custom home builder in Brookhaven, GA who does not account for those constraints before submitting plans does not save time. They create stop-work orders, redesign costs, and delays that a correct pre-construction process would have prevented entirely.

Why Build New in Brookhaven?

Complete Design Flexibility

New construction in Brookhaven gives you full control over floor plan, ceiling heights, room sizes, storage design, and architectural style, without the constraints of an existing structure. For Brookhaven lots where teardown-rebuild is more practical than renovation, custom new construction allows the home to be designed from the ground up for modern living while maintaining exterior compatibility with the neighborhood's architectural character. Glazer works with your architect or coordinates architectural services during the planning phase.

Modern Efficiency and Materials

A new home built in Brookhaven today can be designed for significantly lower energy costs than the area's older housing stock: spray foam insulation, high-efficiency HVAC systems, low-E windows, and tight building envelopes that meet or exceed Georgia's current energy code. These features are far more cost-effective to build in during new construction than to retrofit into a 1960s ranch or 1980s traditional home. Glazer specifies systems and materials for long-term performance, not just construction-day appearance.

Long-Term Value in a High-Demand Neighborhood

Brookhaven's residential real estate market has appreciated steadily as the city has grown since incorporation. Building a custom home in Brookhaven, particularly in Ashford Park, Lynwood Park, or the areas near Oglethorpe University, is an investment in one of DeKalb County's most established and desirable neighborhoods. A well-built custom home on a Brookhaven lot holds value not just because of the construction quality, but because of the location, walkability, and school district that the address provides.

How Glazer Manages New Construction in Brookhaven

New construction in Brookhaven, GA follows a defined sequence, and deviating from it is where most residential construction projects develop costly problems. Glazer’s process on every Brookhaven new construction project:
01

Site Assessment and Lot Evaluation

Glazer evaluates zoning classification, setbacks, buildable area, slope and drainage, utility access, tree preservation requirements, and HOA or City of Atlanta overlay restrictions. For teardown-rebuild projects, the existing structure is evaluated during the same site visit.

02

Design Coordination and HOA Review

Glazer coordinates with your architect or a licensed architect we work with to produce plans that satisfy both City of Atlanta permit requirements and applicable HOA architectural review standards. In Buckhead neighborhoods with active review boards, this step happens before permit submission.

03

Permit Submission and Review

Glazer submits complete, code-compliant permit packages to the City of Atlanta Office of Buildings or Fulton County. Permit review for new residential construction in Buckhead typically takes several weeks to a few months depending on project complexity and current review queue.

04

Construction and Inspection Management

Glazer manages the full construction sequence: site preparation and foundation, framing, rough mechanical, insulation, drywall, finish carpentry, flooring, cabinetry, and exterior work. Every required inspection is scheduled, tracked, and passed before the next phase begins.

05

Final Walkthrough and Certificate of Occupancy

Glazer conducts a detailed final walkthrough with the homeowner before requesting the final inspection from the City of Atlanta. Outstanding items are documented and resolved before the certificate of occupancy is issued. Your project is not complete until you confirm it meets the agreed scope.

What is not to love about Randy and his team? I had a creepy unfinished basement that was transformed into a terrace level dream! Randy is well connected and works with the most skilled teams and will figure out a way around any problem you have. I had a few big challenges with my HVAC unit, load bearing beams and general layout, but Randy and his teams will find a way to make it work. I loved having Francois, the project manager, on site to bounce ideas off of and to make sure I wasn't trying to do something stupid. When you finish your basement, you will run into all sorts of things you didn't expect but what I loved is that nothing stood in Glazer Design's way! Nothing. They tackled everything with speed, efficiency and grace (I would have been cussing up a storm.) Shawna and April in the office are great with managing timelines and payment schedules. I loved working with the Glazer team and I highly recommend them for any project!

Frequently Asked Questions

How much does new construction cost in Brookhaven, GA?
New home construction costs in Brookhaven typically range from $250 to $450 or more per square foot for construction alone, depending on finish level, lot conditions, and home size. A 3,000 square foot custom home at mid-range finishes in Brookhaven might run $750,000 to $1,000,000 in construction costs. High-finish builds in Ashford Park or near the Buckhead border commonly exceed $1,200,000 before land and design fees. These figures do not include lot cost, architectural fees, or financing. Glazer provides a detailed written estimate after reviewing your lot conditions and architectural plans.
Do I need a permit to build a new home in Brookhaven, GA?
Yes. New residential construction in Brookhaven requires a building permit from the City of Brookhaven’s Community Development Department for properties within the city limits. Properties in unincorporated areas near Brookhaven may fall under DeKalb County’s Building and Development Services instead. Glazer determines which jurisdiction applies to your specific address and manages the complete permit submission, plan review coordination, and inspection scheduling process from start to certificate of occupancy.
How long does it take to build a new home in Brookhaven?
New home construction in Brookhaven typically takes 12 to 18 months from permit approval to certificate of occupancy, depending on the size and complexity of the home. Pre-construction phases (lot evaluation, architectural drawings, and permit review) commonly add three to six months before construction begins. Total time from initial consultation to move-in for a full custom build in Brookhaven is commonly 18 to 24 months. Glazer provides a realistic project timeline during the initial consultation based on your specific lot and scope.
Can Glazer build on a teardown lot in Brookhaven?
Yes. Teardown-rebuild projects are common in Brookhaven, particularly in Ashford Park and Lynwood Park where older ranch homes on well-located lots are replaced with new construction that maximizes the lot’s potential. A teardown-rebuild in Brookhaven involves demolition permitting through the City of Brookhaven, site clearing, and new construction permitting as a separate application. Glazer manages both the demolition and new construction phases and evaluates the existing structure during the initial site assessment to confirm the teardown approach is the right one for the specific lot.
What zoning rules apply to new construction in Brookhaven?
Brookhaven’s residential zoning classifications (R-75, R-85, R-100, and others) govern minimum lot size, setbacks, maximum height, and allowable lot coverage for new construction. Some Brookhaven neighborhoods have additional overlay districts or HOA architectural review requirements that affect exterior design, materials, and roofline. Glazer evaluates applicable zoning rules during the lot assessment phase before any design work begins. Building to a plan that does not comply with Brookhaven’s zoning creates stop-work orders, redesign costs, and significant delays.
Does Glazer handle the full new construction process in Brookhaven?
Yes. Glazer manages the complete new construction process in Brookhaven from lot assessment through certificate of occupancy: including zoning review, architectural coordination, permit submission to the City of Brookhaven, foundation through finish-out, all required inspections, and final walkthrough. Every trade on the project (framing, electrical, plumbing, HVAC, tile, painting, cabinetry) is coordinated by Glazer’s project manager under one contract. You are not managing multiple contractors across different phases of a new build.
How do I start a new construction project in Brookhaven with Glazer?
Contact Glazer at (404) 683-9848 or through the form on this page to schedule a free on-site consultation at your Brookhaven lot or existing property. Glazer evaluates the site conditions, discusses your goals, timeline, and budget, and follows up with a written assessment and initial estimate.
