General Contractor in Alpharetta, GA

Since 1995, Glazer Design & Construction has served Alpharetta homeowners as a licensed general contractor, managing home renovations, new construction, kitchen remodels, and bathroom remodels from permit to final walkthrough.

Licensed General Contractor Serving Alpharetta, GA Since 1995

Glazer Design & Construction is a licensed general contractor in Alpharetta, GA serving homeowners across one of north Fulton County’s fastest-growing residential cities. Alpharetta’s housing stock is largely built between the 1990s and 2010s, a period of rapid suburban expansion driven by the city’s growth as a technology employment corridor. That construction era means most Alpharetta homes are now 15 to 35 years old: builder-grade kitchens ready for a full renovation, closed floor plans that no longer reflect how families live, bathrooms with dated fixtures and tile, and exterior finishes approaching the end of their service life. Glazer has been handling exactly these projects in Alpharetta and surrounding north Fulton County neighborhoods since 1995.

Glazer is registered with the Georgia Secretary of State (Control No. 0330108, Active/Compliance) and permitted through the City of Alpharetta’s Community Development Department. Alpharetta operates its own permit review and inspection process, separate from Fulton County. Some addresses near the Alpharetta border with Milton or Roswell may fall under different jurisdictions. Glazer determines which jurisdiction applies to your specific address before the first permit application is submitted.

Every Alpharetta project Glazer manages is run under a written contract with a named project manager on-site, permits pulled by our team, a milestone-based payment schedule, and a final walkthrough before the project is closed out.

General Contracting Services in Alpharetta, GA

Home Renovation in Alpharetta, GA

Home renovation in Alpharetta, GA covers a wide range of project types, and Glazer handles all of them. The most common scenario Glazer encounters in Alpharetta is a homeowner who purchased a 1990s or early 2000s home in a neighborhood like Windward, Country Club of the South, or the Avalon corridor and wants to update it to current standards: open the floor plan, replace the builder-grade finishes, and modernize the systems before long-term maintenance costs accumulate.

Alpharetta home renovations Glazer handles include whole-home interior remodels, floor plan changes and wall removals, hardwood floor installation and refinishing, interior painting and millwork upgrades, basement finishing, attic conversions, home additions and second-story builds, outdoor living spaces, screened rooms, and exterior upgrades. For projects involving structural changes, all work is permitted through the City of Alpharetta’s Community Development Department and inspected at every required stage.

Many Alpharetta neighborhoods have active HOAs with architectural review requirements that affect exterior renovation work. Glazer identifies applicable HOA restrictions during the initial site visit before any design or scope work begins. Renovations that require HOA approval are coordinated alongside the city permit process so both are in place before work starts.

New Construction in Alpharetta, GA

New construction in Alpharetta, GA is an active market despite the city’s high level of existing development. Teardown-rebuild projects are increasingly common in Alpharetta’s established neighborhoods, where older homes on well-located lots are replaced with new construction that maximizes the lot’s value and meets current design and energy performance standards. Glazer manages both ground-up builds on vacant lots and teardown-rebuild projects across Alpharetta.

As a licensed custom home builder in Alpharetta, GA, Glazer manages the complete new construction process: lot evaluation, zoning and setback review, architectural coordination, permit submission to the City of Alpharetta’s Community Development Department, foundation through framing, mechanical systems, finish-out, and final certificate of occupancy. New residential construction in Alpharetta requires a building permit from the city’s permit office. Glazer submits complete, code-compliant packages to minimize review cycles and tracks permit status actively throughout the process.

Alpharetta lots near the Milton and Roswell borders require additional jurisdiction verification before permit submission. Some lots that carry an Alpharetta mailing address fall under Fulton County, Milton, or Roswell jurisdiction for permitting purposes. Glazer determines the correct jurisdiction during the lot assessment phase so the permit process starts correctly from day one.

Kitchen Renovation in Alpharetta, GA

Kitchen renovation in Alpharetta, GA is one of the most requested services Glazer handles in north Fulton County. Alpharetta’s 1990s and early 2000s housing stock was largely built with builder-grade kitchens: laminate countertops, stock cabinetry, closed layouts that separate the kitchen from adjacent living spaces, and outdated electrical infrastructure that does not support modern appliance loads. Glazer handles the full kitchen renovation scope in Alpharetta: gut renovations, cabinet replacement and refacing, countertop installation (quartz, granite, marble), kitchen island builds, open-concept conversions requiring wall removals, appliance upgrades coordinated with licensed electricians and plumbers, lighting redesigns, tile backsplash, and flooring. Every kitchen renovation in Alpharetta involving electrical work, plumbing changes, or structural modifications is permitted through the City of Alpharetta and managed through all required inspections.

The Alpharetta resale market is competitive, driven in part by the concentration of technology sector employment in the area. A kitchen renovation that reaches the finish level buyers expect in neighborhoods like Windward or the Avalon corridor adds measurable value at resale. Glazer provides a written, itemized estimate before any work begins and advises on which scope and finish decisions deliver the strongest return for the specific home and price point during the initial consultation.

Bathroom Remodels

Bathroom remodeling in Alpharetta, GA follows the same pattern as kitchen renovation: most requests come from homeowners updating 1990s and early 2000s builder-grade bathrooms that have dated tile, tub surrounds showing age, inadequate storage, and ventilation that does not meet current standards. Master bathrooms in Alpharetta homes built during this era frequently have the bones to support a significant upgrade (adequate square footage, existing plumbing in the right locations) but require a full gut renovation to reach current market expectations.

Glazer handles the full bathroom remodel scope in Alpharetta: tile work (floor, shower walls, and accent tile), shower rebuilds and tub-to-shower conversions, vanity and cabinet replacement, countertop installation, mirror and lighting upgrades, exhaust fan replacement, plumbing fixture replacement, and flooring. Master suite renovations with freestanding tubs, walk-in shower builds, and custom tile work are a regular project type for Glazer in Alpharetta’s higher-value neighborhoods. Any bathroom remodel in Alpharetta involving plumbing changes, electrical upgrades, or structural modifications is permitted through the City of Alpharetta and inspected at all required stages.

For Alpharetta homeowners planning both a kitchen and bathroom remodel, Glazer coordinates both scopes under one contract and one project manager, sequencing the work to minimize disruption and avoid the coordination gaps that arise when different contractors work in different rooms on overlapping schedules.

What is not to love about Randy and his team? I had a creepy unfinished basement that was transformed into a terrace level dream! Randy is well connected and works with the most skilled teams and will figure out a way around any problem you have. I had a few big challenges with my HVAC unit, load bearing beams and general layout, but Randy and his teams will find a way to make it work. I loved having Francois, the project manager, on site to bounce ideas off of and to make sure I wasn't trying to do something stupid. When you finish your basement, you will run into all sorts of things you didn't expect but what I loved is that nothing stood in Glazer Design's way! Nothing. They tackled everything with speed, efficiency and grace (I would have been cussing up a storm.) Shawna and April in the office are great with managing timelines and payment schedules. I loved working with the Glazer team and I highly recommend them for any project!

Is Glazer a licensed general contractor in Alpharetta, GA?

Georgia law requires any contractor performing work over $2,500 to hold a valid state license. Glazer has operated as a licensed general contractor serving Alpharetta and surrounding north Fulton County neighborhoods since 1995. You can verify Glazer’s registration at ecorp.sos.ga.gov.

Does Alpharetta have its own building permit office?

Yes. Alpharetta operates its own Community Development Department, which handles building permits and inspections for properties within the city limits. Some addresses near Alpharetta’s borders with Milton and Roswell may fall under those cities’ permit offices instead. Properties in unincorporated areas may fall under Fulton County. Glazer determines the correct jurisdiction for your specific address during the initial planning phase and submits permits to the correct office before work begins.

Do I need a permit for a home renovation in Alpharetta?

It depends on the scope. Cosmetic work such as painting, replacing flooring, updating fixtures for like-for-like, and installing millwork typically does not require a permit. Any renovation involving structural changes, electrical upgrades, plumbing modifications, or mechanical work requires a building permit from the City of Alpharetta. Kitchen and bathroom remodels that move plumbing or upgrade electrical circuits require permits. Glazer assesses permit requirements during the planning phase and pulls every required permit on your behalf.

How long does a renovation project take with Glazer in Alpharetta?

Timeline depends on scope. A bathroom remodel in Alpharetta typically runs three to six weeks. A kitchen renovation runs six to twelve weeks. A whole-home interior renovation runs two to four months. A home addition takes four to eight months from permit approval. New construction typically takes 12 to 18 months from permit approval to certificate of occupancy. Glazer builds City of Alpharetta permit lead times into the project schedule before work starts so the overall timeline is realistic from day one.
