All things considered the simplest option is often the best option. While customizing your new home from the ground up might be simpler than a renovation, you do have to factor in additional time for the tear down, additional costs and lets not forget any potential red tape due to zoning ordinances.
- Know the market value ceiling in your neighborhood
It makes no sense to tear down and rebuild your home if the costs will exceed the final home value. Typically good home tear down candidates are valued about 3 times less than homes in the neighborhood.
- Know your local zoning rules
Before starting you want to know what zoning issues you face and what the solution or work around is. Half way into the project is not the time to discover opbstacles.
- Get a professional opinion
Be sure to get the opinion of your builder or an architect on whether to tear down or renovate. It’s a case of what you don’t know that could hurt you. Professionals with experience in tear downs and renovations will be able to provide you with sound advice.
